
Development of this 134-acre commercial and residential site faced some unique open space and stormwater management requirements due to the requirements of the NW Area Overlay District of Inver Grove Heights, MN.
The overall stormwater management approach for this site is to maintain the existing hydrology to the extent possible. This is accomplished by infiltrating water near its source using a decentralized stormwater mgmt. system.
This design satisfies the city’s requirement that “at least 20 percent of the buildable development area shall be preserved as natural or open space” and stormwater runoff volumes shall be retained to pre-development volumes for the 5-yr (3.6 inch) 24-hr rainfall event using a treatment train approach.
When the capacity of theses smaller practices are exceeded the excess runoff is routed to larger infiltration basins and existing landlocked regional infiltration facilities. In using this approach, EOR was able to completely contain the runoff from the 100-year (6 inch) 24-hour rainfall event on-site.
